Zeppelinhaus is a historic landmark in the centre of Cologne. Here, in the midst of one of the best office and retail locations in the cathedral city, it offers both prestigious and modern office and retail space for discerning tenants.
Cologne is a real magnet for people and companies. With one million inhabitants, the cathedral city is Germany’s fourth largest metropolis and third largest industrial region. More than 3,000 international companies have headquarters here in the heart of Europe. They all appreciate the metropolitan region’s location and connections.
Cologne’s main railway station is less than an hour’s drive from three major airports: Cologne/Bonn (12 minutes), Düsseldorf (45 minutes) and Frankfurt (48 minutes). Cologne is also one of the largest railway hubs in Europe: Amsterdam, Brussels, Paris, London, Berlin – direct train connections provide quick and convenient access to Europe’s capitals. Six motorways ensure that the cathedral city is also easily accessible by car.
There are 17 million potential customers living within a radius of less than 100 kilometres. So it’s no wonder that leading companies from the automotive, finance, mechanical engineering, media, energy, environmental, chemical, pharmaceutical and biotech industries have discovered the city for themselves. Cologne also leads the charge in education, with its 19 universities and more than 100,000 students.
Zeppelinhaus is located in one of the best city centre locations in Cologne – just a stone’s throw away from Neumarkt and surrounded by major brands, flagship stores and the offices of renowned companies. It’s easy to reach the main railway station from here in less than 15 minutes on foot, and the local amenities leave nothing to be desired.

The listed office and commercial building is a Cologne icon. It was built between 1911 and 1913 according to plans by the renowned Cologne architectural firm Helbig & Klöckner. In the mid-1950s, Zeppelinhaus was expanded and heightened to repair war damage. Today, highly modern and flexible office and retail space is spread over six upper floors and two basement floors to meet every 21st-century demand.
Zeppelinhaus has a long history as a historic landmark in the Cologne city centre. But that is far from all. On the upper floors behind the listed ashlar façade are modern and flexible office spaces.
Individual and combined offices are just as feasible here as open-space solutions. Cavity floors, IT cabling and modern building technology are a matter of course. The office floors, which can be accessed via three staircases with lifts, can be divided into up to three rental units ranging in size from 300 to 1,200 sqm.
The retail and office spaces are spread over two basement floors and six upper floors. This means that the size and layout of the offices can be freely adapted to suit tenants’ individual needs and wishes. Classic individual, combination and open-plan offices are just as possible as think tanks, meeting rooms and quiet areas. The ground floor and parts of the first basement level offer attractive retail space. Moreover, there is storage and archive space on the second basement level.
