Right on the bank of Spreekanal, across from Fischerinsel and near the historic centre of Berlin lies Spindlershof, a heritage cluster of office, commercial and residential units built over a century ago. The six-storey building complex, which underwent a costly sustainability upgrade, provides about 19,600 sqm of office space of excellent specifications and is equipped with state-of-the-art technology.
Berlin. The German capital is a magnet for talent and skilled workers from all over Europe. Its eminent position in commerce, politics, art, culture, education, research as well as its bright growth prospects make Berlin a start-up and innovation haven.
The statistics suggest as much: With 40,000 new businesses registered and more than 500 start-ups formed each year, Berlin is the unrivalled capital of entrepreneurs. In terms of venture capital, Berlin accounts for almost 50 % of all investments nationwide.
The boom is no coincidence. Berlin benefits from an excellent business environment that is fuelled by a steady stream of fresh ideas, innovations and young talent from universities, research institutes and incubators. But the conventional economy is booming too. Its trajectory keeps pointing upward. A manufacturing surge in Berlin’s suburbs complements the bustling economy within the city limits, which is dominated by the IT and media sectors and by the branch offices of large corporates. As the nation’s capital, Berlin is the decision-making centre of Germany. From here, policy-makers, diplomats, interest groups and institutions shape the future of Germany and Europe.
Spindlershof is located between Friedrichstrasse and Alexanderplatz, directly on the bank of Spreekanal. The historic commercial building offers modern and sustainable work environments behind a classic façade – right in the heart of Berlin’s centre. Wallstrasse is a street connecting established players in Mitte district with young go-getters in Kreuzberg. This is where tradition faces tomorrow. Where suits clash with sneakers. Where brick meets concrete. Where money mingles with ideas. A start-up scene embedded in Belle Époque flair.
In 1841, the entrepreneur Wilhelm Spindler acquired the plot at Wallstrasse 12 on the bank of Spreekanal to set up the first dry-cleaning business in Germany. The company grew quickly, and its quarters soon became too small. Spindler responded by commissioning the Kayser & v. Großheim architectural firm to construct a business estate to house a variety of businesses. After World War II, the building complex was occupied by a state-run company, VEB Wärmeanlagen. It was returned to private ownership after the country’s reunification.
Around the turn of the millennium, it underwent shell-and-core refurbishment. In the years since, the commercial building has been carefully maintained and periodically subjected to costly technical upgrades. Today, its mechanical and electrical engineering meets the latest efficiency standard. As of 2023, the attic storey has been developed using efficient timber construction, with an extra floor added. This created additional exclusive office units and luxury apartments on the top floors. All of the modernisation measures focused on ESG objectives and on the optimisation of a New Work environment. It was certified with a BREEAM “Very Good” rating.
The Spindlershof estate offers unique premises that combine Belle Époque charm with modern design and efficient technology. Spread across five floors, the bright and spacious loft-like units add up to a total of 19,638 sqm.
tarting with footprints of 308 sqm, the units provide a maximum in design flexibility. They can easily be customised to meet specific tenant needs and requirements. Accordingly, they lend themselves to the most diverse office concepts. Classic partitions into private, combination and open-plan offices will work just as well as New Work layouts featuring think tanks, meeting areas and quiet zones. The inner courtyard is planted in lush greenery, serving as urban sanctuary and a place of quiet. Parking spots for cars and bicycles are available in the underground car park and outside the building. The roof terrace offers a magnificent view of the metropolitan skyline. Luxurious residential units are located on the sixth floor. In short: Spindlershof is the perfect place for your company to grow and prosper.
In the modern world, efficiency and flexibility are key factors to your success – regardless of whether real estate, people or businesses are at issue. Spindlershof offers much more than just offices. It provides a sphere to shape your identity. To this end, the office units can be perfectly adapted to your needs thanks to the variable layout. Open-plan rooms, group rooms, private offices, conference rooms, creative workplaces or a blend of these types – here is your chance to shape tomorrow’s work environment today.

Following its shell-and-core refurbishment, an extra floor was added to Spindlershof in sustainable timber construction. A long history interacts with trend-setting fit-out features and functions. The ideas of sustainability and the New Work approach were integrated from the start. As a result, the building complex is BREEAM **** (Very Good) certified with respect to its sustainability. BREEAM applies the strict SDG standards of the United Nations. The office and storage units that extend from the basement to the fifth floor, and which can be flexibly partitioned, add up to about 19,600 sqm. Luxurious apartments are located on the sixth floor. The green inner courtyard offers a sanctuary you can retreat to for inspiration. The prestigious historic entrance areas and staircases have been preserved. Another great place for open-air brainstorming and relaxation is the roof terrace. The underground car park provides 72 car and 113 bicycle parking spots. Another 42 surface parking spots are located outside – thereof 4 with EV charging points.
