Occupying a prominent corner location in Frankfurt’s financial district halfway between Goetheplatz and the central railway station, the K26 offers flexible high-end units with modern fit-out features that are perfect for small and mid-sized companies.
Frankfurt am Main. The financial centre in the European heartland. Domicile of the European Central Bank and home to more than 200 German and international banks. Located here in the middle of the CBD are the headquarters of numerous multinational companies such as Morgan Stanley, VISA, Google or Union Investment.
The K26 occupies a prominent corner location halfway between Taunusturm and Commerzbank-Tower. With its unique and timeless cut-stone façade of red granite, the building integrates itself boldly into the international urban ambience of Frankfurt’s financial district. Upon completion, it became an instant eye-catcher among Frankfurt’s signature skyline of glass towers.
Designed to last and constructed in 2004, the K26 was thoroughly modernised in the years 2021/2022 and consistently upgraded to the technical state of the art to ensure sustainability.
It now provides 11,496 sqm of high-end lettable area on 20 levels above ground, including over 298 sqm for retailing and 83 sqm of storage space on the ground floor. The two basement levels are largely taken up by an underground car park with 45 car parking spots, the two-lane access ramp exiting onto Neue Mainzer Strasse.
A generously sized arcade on the ground floor opens the building up to the street. A spacious lobby, completely overhauled, takes you to the central circulation core with its three passenger lifts. The six-storey base building is visually harmonised with the historic structure next door. Set back behind it, the tower building rises to a height of 75 m. Its prestigious corner location ensures that you have an unobstructable view toward the River Main and the heart of the financial district from every floor.
Following its refurbishment, the K26 certainly has a clean slate in terms of sustainability and energy efficiency: It was certified with a BREEAM “Very Good” rating.
The K26 was consistently planned to meet the needs of small and mid-market companies: providing flexible rental units of about 745 sqm per floor from the 1st to the 5th level and of about 565 sqm per floor from the 7th to the 19th level.
Modern office floor plans that range from open-plan configurations to collaboration areas and mixed zones are easily implemented. Shared desk or meeting box – the units at the K26 will fully adapt to your requirements.
Cavity floors permit flexibly customised cabling in all areas. Generous window frontages featuring openable windows, interior anti-sun/anti-glare blinds made of electric aluminium slats, and ceiling heights between 2.80 and 3.40 metres admit plenty of daylight and create a pleasant feel-good ambience.
