Vienna – New, high-quality living space with open-air areas in the 1st district is almost as rare these days as winning the lottery. This makes what Generali Real Estate (GRE) is currently bringing to life at Fichtegasse 2a all the more of a stroke of luck: in a sought-after location between Schwarzenbergplatz and Stadtpark, three spacious luxury maisonettes with large private roof terraces are being created on the top floor of a magnificent historic building to meet the highest standards of living.

New-build standards in a historic setting
Asset manager Isabella Kranz explains: “On the one hand, we are naturally thrilled by the ‘what’: the opportunity to create new living space in such a prominent location through the addition of extra storeys and an extension, and what’s more, on the basis of an older planning permission that would be virtually impossible to realise in this form today, largely due to stricter regulations and framework conditions. However, what is crucial is the ‘how’: this is not just an ordinary residential development, but a project that sets new standards and demonstrates what is possible even within historic buildings – characterised by high quality and a precise, well-thought-out design.”
Three light-filled, newly built maisonettes are being created in the top floor, with rental areas ranging from 180 to 220 m². All three units feature spacious galleries measuring 43 to 65 m² and ceiling heights of up to six metres. Particularly noteworthy are the private roof terraces, ranging from 20 to 53 m², which are a real rarity in this location. The apartments’ fittings meet new-build standards and, with high-quality materials, selected brands and carefully planned interior finishes, underline the project’s exclusive character.

Modernisation whilst fully let
As part of the top-floor conversion, the entire building is being made more energy-efficient and carefully modernised. In addition to a district heating connection, a new bicycle storage room is being created, along with a photovoltaic system on the roof to supply the building’s own energy needs. A new lift will in future provide access to the entire building, including the newly built maisonette flats. Martin Gschweidl, project manager at Generali Real Estate, emphasises: “The particular challenge of this project lies in carrying out a complex loft conversion whilst the building remains in use and within a sensitive inner-city environment. Careful planning, clear processes and close coordination between all project stakeholders are crucial to efficiently implementing the alterations to the existing structure and minimising disruption to tenants and the neighbourhood as much as possible.”

Redensification and value enhancement: a win-win
Construction work is already in its final phase. Marketing of the newly created flats will begin in late summer, with tenancies expected to commence on 1 December 2026. Asset Manager Isabella Kranz: “In Fichtegasse, we have the ideal scenario where, through infill development, we are creating urgently needed living space whilst carrying out careful improvements to the building itself and, at the same time, increasing the value of our portfolio – an almost ideal situation in which there are only winners.”
