A rarity in Salzburg: a new-build feel in the old town

June 2026Salzburg – At Markus-Sittikus-Straße 12, Generali Real Estate (GRE) is transforming a building in a central city-centre location – formerly designed to meet the needs of Generali Insurance Austria – into a state-of-the-art multi-tenant development. To this end, the building, constructed in 1995, is undergoing extensive refurbishment and is being completely gutted floor by floor. Completion of the office floors to new-build standards is scheduled for mid-2027. Future tenants who secure a space early on can even contribute their own ideas and requirements to the design at this stage.

Whilst Generali Insurance will continue to occupy the ground floor and the first and second floors itself, the office space on the third to sixth floors will be let floor by floor. Each floor offers spaces ranging from 449 m² to 618 m², totalling 2,168 m².
The flexible spatial concept combines the demands of modern workplace design with the solidity of the existing building structure, designed by the renowned Austrian architect Wilhelm Holzbauer. Particular highlights include the spacious terraces on the fifth and sixth floors, offering magnificent views over Salzburg’s old town.
Particular focus is being placed on the redesign of the entrance hall: as part of the transition to multi-tenant use, the prestigious entrance area is being comprehensively optimised to meet the changed functional requirements.
The office floors are being adapted to the requirements of contemporary working environments – featuring high-quality materials throughout, modern building services, kitchenettes, washrooms, access control and flexible floor plans. Car parking spaces are available in the building’s communal garage, some of which also feature charging infrastructure for electric vehicles. A landscaped inner courtyard is available to tenants as an attractive communal space. In another courtyard area, there is the option to park bicycles under cover.

The refurbishment of the upper floors – starting with a complete gutting – involves not only a restructuring of the spaces but also technical and energy-efficiency upgrades. Plans include a new fire safety concept, continuous LED lighting and water-saving fittings.
A photovoltaic system for self-consumption is also to be installed on the building’s roof – as a further contribution to Generali’s stated goal of making its property portfolio carbon-neutral. The implementation is currently in the application stage. The sustainability target for the site is BREEAM certification with a ‘Very Good’ rating.

Markus-Sittikus-Straße is situated in the immediate vicinity of Mirabell Palace, the Congress Centre and the Old Town. The immediate surroundings are characterised by high-quality residential and office use, whilst the street itself is quiet. Public transport at the Kongresshaus and Mirabellplatz stops, as well as Salzburg Central Station, is easily accessible within walking distance. Numerous shops, restaurants and amenities for daily needs are not only in the immediate vicinity but also lend the working day that special ‘Salzburg feeling’ – namely, working in a place where others enjoy their holidays.
