27. March 2026The four days in Cannes serve as a reliable barometer of the mood in the property sector every year. This year, many discussions centred on more fundamental market issues. Two key themes stood out in particular:
1. Not every space that has been built will still meet tomorrow’s demand. User requirements are changing faster than development cycles.
2. In a market characterised by rising costs and higher risk, projects will in future need to differentiate themselves more strongly through their profile, mix of uses and strategic positioning.
Our overall impression: the sector is slowly emerging from a phase of shock-induced paralysis into a phase of repositioning – moving away from a volume-driven market towards a strategically curated market.
