Sustainable in the True Sense of the Word

Unless you know, you will find it hard to believe: The 10tral is not a new building but was originally completed in 1974. The existing robust building fabric was entirely stripped to shell and upgraded to the latest energy standard in 2021/2022. One key component of the energy concept is the highly energy-efficient new façade with its airy generously designed appearance.

To improve the lighting in the exclusive rental units, a new inner courtyard was carved out of the structure during the conversion. The recessed storey, which was newly added, includes two spacious roof terraces that overlook the city.

The new two-storey lobby clearly positions the building. Several retail venues are located on the ground floor, including “Papier Kraemer,” a time-honoured stationery business and local institution.

The five top floors now provide bright, flexible state-of-the-art office units of up to 833 sqm of floor area, each of which can be split into two units.

Refurbishing and upgrading rather than razing is a fundamentally sustainable approach that was consistently implemented in the case of the 10tral. And successfully so: It was certified with a BREEAM “Good” rating.
